Dear Members,

Happy Spring! I hope that you were able to attend and enjoy ABOR’s recent Market Update Luncheon at the St Regis. We had over 260 members in attendance and could not have offered such a great event without the generosity of our loyal sponsors!

We were very fortunate to host the Chief Economist of the National Association of REALTORS® Lawrence Yun as he is not able to present at many local boards. And home-grown talent Randy Gold’s presentation was also very valuable. And thank you to my Pres elect for being a wonderful event host.  

On another positive note, I was recently honored as the current President of ABOR to serve on this year’s Heldman King Scholarship Foundation and student interview team. We read over 60 Scholarship Applications, conducted 40 interviews at the 3 high schools in the Valley (Aspen, Basalt and Roaring Fork) and have selected 25 Students to received Scholarship’s, totaling $61,000! It is one of the most rewarding experiences I have had in my volunteering role(s). The success of our Scholarship Foundation would not be possible with out the incredible involvement of our members, community, golfers, and sponsors. I hope to see you all at the upcoming Heldman King Scholarship Fundraising events on Sept. 11 th & 12th. Please do remember to save the date and plan to give generously to our Scholarship Fund at the tournament and silent auction! You very well may be hearing from me. 

On the Governmental Affairs level regarding “Rent Control” unfortunately, the Colorado House of Representatives passed HB 1115 and it is now headed to the Senate.  If real estate is your profession, governmental affairs is your business! So, we need to collectively make our voices heard to repeal HB1115 repealing the prohibition on local governments to enact rent control. This would create not only a patch work of ordinances throughout the state, but adverse outcomes by capping the ability for housing providers to set rent. This repeal would decrease development on new housing and reduce residential mobility, leaving sectors of Coloradans out of potential housing.

The main driver of housing affordability challenges is a lack of supply. Rent control is a harmful policy that will create housing distress in our communities across the state in multiple ways. Today’s tenants would gain all the advantages of controlled pricing, but families and workers who are looking for a place to live and call home will find themselves locked out of housing opportunities because current tenants will be incentivized to stay in place. Limiting rent helps a select few at the expense of future generations. It’s effectively a policy void of equity across time.
